Description of a "Bad" Roofing Contractor
Paying a high price for a new roof does not guarantee a good job. In this example the roof was a forest shingle job but it could have been any roofing material.
One of my clients called me, breathless on the phone, very worried nearly her new roof. Here's how information technology went.
- Client: "I need y'all to come downwards right away to inspect my new roof," she practically shouted. We had inspected the dwelling months before, and among my findings was the demand to supersede a worn and leaky woods shingle roof over one of the sections of this big domicile.
- DF: "What's incorrect"?
- Client: "I think the roofers accept screwed upwards my new roof - they're just finishing it upwardly today."
- DF: "Why practise you think there'southward a problem?"
- Client: "Well first of all the contractor could non keep a crew on the chore. This is the third group of workers to work on my roof, and none of them speaks English, and no ane has been supervising them."
- DF: "Sounds iffy, only someone might be trained and still not speak practiced English, what else?"
- Client: "Well it was what the supervisor was shouting at them this morning time when he came back to the job!"
- DF: "What was he shouting?"
- Customer: "You IDIOTS! You Consummate IDIOTS! Not similar THAT!!"
- DF: "I'd better come up accept a look."
I drove to the site. The wood shingle roof was cute. Every shingle looked perfect, except for one thing: all of the shingle side joints were lined-up perfectly, straight upwards the roof. There was no shingle side showtime. This roof would leak at the get-go rainstorm." I met with the roofing contractor at the job, without the client present, hoping to for some artlessness betwixt united states of america. The conversation with the roofing contractor went like this:
- DF: "Gee, this roof is non installed properly at all - your crew lined up all of the side joints rather than providing ane 1/ii to 2" of offset of these joints betwixt shingle courses. This roof is going to leak. Or did yous install ice and water shield under all of the shingles?"
- ROOFER: "This roof is installed EXACTLY according to industry specifications. There is Cipher wrong with information technology."
- DF: "What about the side lap offset"
- ROOFER: "Side lap offset is Not REQUIRED. That's bullshit" (Things were heating up.)
- DF: "So you've read the manufacturer'due south specifications and the wood shingle specs from the industry's Scarlet Cedar and Hand Split Shake Agency?"
- ROOFER: "Absolutely. These shingles are installed EXACTLY as the manufacturer says to put 'em on."
I walked over to a pile of wood shingle scraps and debris which the coiffure had swept upwards in the center of the customer's courtyard. The crew were continuing off in the shade watching with interest.
Every bundle of wood shingles comes with a little slice of newspaper, commonly identifying the manufacturer, the shingle source, and including a drawing of simply how to put the shingles on the roof, including showing the required side-offset between shingle courses.
We leaned down to the pile and pulled out one of these little pieces of paper that had the cartoon intact and holding it we walked back to the covering contractor.
- DF: "What about this cartoon? It was packaged with every bundle of shingles. See the sketch and the lines marking the required side-lap offset?"
- ROOFER: "I'yard outta hither you [expletives deleted] jerk."
The loftier-paid roofing contractor and the crew got into their truck and left.
This was a $60,000. roofing task that really had a NEGATIVE value since now, to put on a proper roof, the new roofer would offset have to REMOVE all of the shingles that had just been applied, increasing the labor cost of the job.
How had my client chosen this particular contractor?
She did not call the better business bureau; she did not enquire for references; she did non care about the price; she chose the covering contractor who was immediately available so that she could "get it washed and be finished with it"
Reader Q&A - also see the FAQs series linked-to beneath
@Bowers, Thank for your advice. Yea looks similar the UGLY TRUTH… become another roof contractor to repair this poor job of the contractors.
Once again cheers…
@Bowers,
OPINION:
1. first priority is to protect the house from damage, rot, mold, etc. so
ii. await in the attic to see if yous can tell where the leak is occurring - that may simplify the repair needed
In the area of moisture ceiling be sure to audit the attic side of the drywall for mold contamination - and perhaps leave the insulation aside to let that area dry; if you tin can dry out out in 24-48 hours you can oftentimes avoid mold
3. call the roofer, note that y'all have to protect the house from more plush water or mold damage then need a repair before the adjacent pelting;
4. if she / he can't come out promptly you'll find someone who tin, and if it's costly you lot might have to get to modest claims court - ugly, upsetting, time-consuming
Posting image. Forgot to fill in the field.
Here is the paradigm of the staing on the ceiling after a 10 hour pelting.
My roof was done a couple years ago. Started seeing spots on my ceiling in a detail expanse. Called the contractor over and over and over. Said he would come out… and NO SHOW. Tires of this crap. What actions should be taken going forwards?
@inspectapedia.com.moderator, Cheers for your help.
I'thousand very sick over this, we waited a long time to have this installed and thought we were going with someone proficient since he was main elite.
Where tin can I find a proficient skilful? What would I exist looking for? I have a warantee that includes worksmanship, GAF said I could file a claim and they would have a specialist call me, but I did non file notwithstanding. Would yous recommend having an independent inspector come instead?
@jfiore,
Yes I see in your before photo that the shingles are installed in a sort of wavy pattern which looks equally if the installer did not follow the standard or manufacturer'southward recommended showtime at the get-go of each single course.
Whether this is only a cosmetic issue or whether it actually affects the shingle life depends on exactly where the joints are an individual courses of shingles and with respect to the course above and beneath. Need an experienced inspector to have a closer await at the roof to see whether there'southward actually a leak chance and shortens life chance because of the shingle pattern.
Unfortunately I'yard not optimistic virtually this case. About often you'll have a difficult time collecting from the roofer who's going to practice anything rather than pay for the job twice or accept a loss.
Starting time by getting an independent, documented expert report that tells you whether this is cosmetic or functional in import.
Look in the page pinnacle EXPERTS DIRECTORY or endeavor some local home inspectors or people listing roof inspection services. Be sure to discuss your concerns and to obtain a detailed, photo-documented writtenr report that y'all can compare with the installation instructions provided by the manufacturer of your specific roof shingle make and model.
That comparison tin can avert wasting time with a lot of arm-waving argument.
@jfiore,
I'll effort to exist helpful but I need a clearer picture show of your roof shingles. When I zoom in to try to look at the pattern it'due south all a blur.
Perhaps you can post a sharper photograph or when taken from a closer bespeak of view
As for stair step, I'k non sure what you mean. There are some laddering or pace patterns on roof shingles that could really be a mistake.
How-do-you-do! I had my roof replaced a few days ago with architectural shingles. My neighbor beyond the street has the same shingles in the same colour, but hers expect very different. They have a clear blueprint to them, the stair step blueprint described on the manufacturer's website
In comparing, my shingles do not take a pattern to them, when looking for a design it is wavy at best. I should accept used her roofer, but we decided to go with mine because he is a "master elite" and "presidents club". I am very upset, we waited 8 years to afford this and had to take out a loan. Is there anything that tin can exist done? (Pitiful if I posted twice, I call up I deleted my first post so I rewrote it.)
@Bearding,
I don't feel that I'm in a position to tell you what you should do.
But I can tell you what I would do.
I would call the original roofer and tell them that there are some serious problems on my roof including agile leaks and missing shingles at exposed roof deck.
I didn't hear back from them in 24 hours with a plan to fix those things I would find someone else to fix the roof. considering I can't leave the house exposed to expensjve leaking h2o damage.
And I would see them in court to recover the cost of that emergency repair. Probably with little success.
My betoken is that your first concern is to protect your business firm from expensive damage as yous really tin can't Ford to keep dragging your anxiety on getting information technology repaired. I'one thousand also a petty nervous virtually having the same roofer come up dorsum and do repairs when it sounds as if their workmanship is terrible. But still you take to requite them an opportunity to do that or you have no right to complain nearly their warranty service.
i had a roof is]nstalled 9 yeard ago by ww of long island, Starting with the following years and at least 6 times after that they have had to come out to replace shingles or add flashing due to poor installaton and ceiling leaks, Tis yr, later existence fed up, I called my insurance visitor to fix some shingles. I didnt know that they were going to d an entire roof inpection. Good matter they did! There were no water ice and water shields, more shingles than we idea were missing and in one spot the actual woods was exposed! Nosotros are even so under a 10 year warranty. WW of Long island said that they would come up out but after nosotros mentioned that an inspection was washed, we havent heard from them. Should we contact Dept of Consumer Affairs or go straight to a lawyer
@Sandy,
You paid for the cloth and so it should be yours.
I gave roofer i/two upfront for materials and so other 1/2 at completion. I thought left over metal should accept been mine but he took all left over metal roofing sheets. Is that normal to do ?
@Bad roofing task,
I cannot meet enough to exist sure I understand the whole situation but from your photograph it looks equally if the roofer tried to make a small-scale cricket to direct runoff away from the roof side of a wood-framed chimney chase that is quite shut to the ridge.
What's missing are flashing and counter flashing betwixt the roof and the chimney sides.
I remember y'all need a roofer or handyman to remove the shingles in that area to install the correct flashing.
In the Commodity Index yous will too find details describing the correct way to build chimney flashing.
Spotter out: Practise NOT pay for this roofing job earlier information technology is complete or, in my experience, y'all'll never encounter the roofer again and will take to hire someone else to finish that flashing upwards about what looks similar a hip or ridge.
You can post equally many photos as y'all need, but one at a time - 1 per annotate.
I am trying to load more pics of bad roofing task ad. Am wondering how and what tin I do to brand this amend - see photo to a higher place.
My roofing contractors accept washed a horrible chore, my roof at present has waves in it, 1 of my ridges has a huge dent in it. They reused my old hail dented flashing everywhere. They basically did a cut and past job to do the difficult to reach areas. My shingles have nails pops, they replaced my metal power cranium vents with plastic ones, they put on gutters that do not match my home colors. They did redo the screens merely did not install them, they are in my hallway.
They said the shingles where the best premium 25 twelvemonth three tab shingles and now they are saying if I file virtually her merits they will upgrade me because these shingles are the cheapest weakest shingles around even though they sold them to me as premium.
They didn't fifty-fifty bother to supersede the chimney case cover or chimney cap. Everything is basically still my hail damaged material. They were supposed to replace the decking and trim for my garage cranium opening, this wasn't done, they were supposed to ability wash and repaint my entire back side of cement board.
I am existence hounded to sign a COC and to pay them. Even though in the beginning they said no payment till job is consummate. What tin can I do?
@SHIRLEY CHEN,
I am upset in your behalf, and appreciate the question.
What to practise if your roof is leaking and the installing roof contractor won't come dorsum to examine and fix it:
To get help with your roof
1. Endeavour once more to telephone call Mr. Garrido at Tall Roof Co; leave a message explaining that (PROVIDED THIS IS ACCURATE) your roof is damaged, leaking, and is thus risking extra costly damage to the dwelling house - and then if he cannot come up promptly to audit, diagnose, and repair the trouble (that y'all call back is nether warranty), you will have no choice simply to hire someone else - possibly at his ultimate toll.
If that does non get you a prompt respond, then move on to step 2:
ii Protecting the edifice from damage is the first priority: if in that location are agile roof leaks the take chances is costly mold contamination, and longer-term the risk is damage from insects or rot.
So if Mr. Garrido is not willing or able to fix your roof under warranty or otherwise, don't waste time with arguing if the firm is at run a risk as I outlined above.
Instead, act kickoff to go a couple of bids from other local roofers to audit the roof, tell you what repair is needed, and so get that piece of work done.
Stay focused on kickoff protecting your domicile.
three. When the home is repaired and thus safe from ongoing costly harm, if the cost of work that you lot think should accept been done under warranty by a prior roofing contractor - in your case Alpine - you tin can pursue recouping the extra toll you faced past either small claims courtroom or by hiring a local attorney - one who is familiar with structure disputes.
I take been trying to get the contractor for Alpine Roof Co. here for over a year to repair a trouble. He volition not return calls and I found his license has expired. The roof is nether warranty. If my husband will all the same alive this would have been taken care of a long time agone. Tall is located in Yucca Valley, CA and the contractor is Fred Garrido. His cell phone number is 760-964-4706. Tin you lot assist me.
@Too Many Shingles Left Over,
It sounds as if y'all liked the roofing crew and were happy with the piece of work - else I don't think the roofers would have enjoyed a BBQ at your expense.
Merely what about all those shingles?
Probably you paid for the shingles that were delivered to the jobsite.
The toll of materials for a roofing chore is near always part of the contract bid, either
- as a line particular separate from labor, sabotage, etc.or- included in a apartment toll that the roofer may have bid - without details.
It sounds as if the roofer may have over-estimated the number of squares of shingles needed for the task and thus bought too many - or (this would not be common) at that place is something else, more-fishy, going on.
First let's be sure we're counting shingles accurately:
1 BUNDLE of asphalt roof shingles covers 33 1/3 sq.ft.
3 BUNDLES covers 100 sq.ft. and = i SQUARE
If there were really 400 SQUARES of shingles left over, that's 400 10 100 or 40,000 square feet! That sounds similar a mistake.
If at that place were really 400 BUNDLES of shingles left over, that's even so a stunning amount, enough to cover xiii,320 square feet of roof.
If the amount left over was really simply a few bundles of shingles, I'd forget almost it.
If the amount is substantial - many squares left over - then take a wait at your original contract to meet what it says nigh the roof size, the re-roof job cost, and the amount of materials to be bought.
If your contract doesn't have those details or if you're not confident they're accurate you volition need to have an independent contractor or inspector measure your roof for you
Think that more than shingles are needed than just the square-foot expanse; dded shingles are needed for hips or ridge and starter course
And then let'south be sure we've got the numbers right - using the Comment Box "Add Image" push button you lot can postal service photos of the size of the stack of bundles of shingles left over (one photo per comment) or you lot can email me photos if you prefer.
My roof was completed yesterday. At that place were 9 guys who I fed a full grade meal.Bbq ribs, pork chops and rice and beans.
At that place were lots of shingles left over. they put them in a truck and covered it with garbage and carry it away. I was in my habitation taking pictures of them through my window. I reported this to the contractor to no avail by email.
today 2 men came and took the remaining shingles.
I ran outside .they made upward a story near the guys. I said no fashion and showed them the pictures which they tried to explain to no avail. they asked if there were more pictures. I told them to forget it; slammed my door on them.who pays for all of these shingles?
I am 76; moved to Pensacola from NY ; I've seen it all. I practice not want to exist charged for 400squares. - Anonymous past private email
it sounds as if you've made a reasonable diagnosis of the venting trouble.
Ane cannot describe exactly what steps to accept to add soffit venting for your buildings without knowing a bit more most how they are constructed, but hither are 3 manufactures that depict remedies for adding eaves or soffit venting where information technology is either missing or inadequate:
ROOF VENT if NO SOFFIT https://inspectapedia.com/ventilation/Roof_Vent_Eaves_Intake.php
SOFFIT INTAKE VENT BLOCKED https://inspectapedia.com/ventilation/Soffit_Vents_Blocked.php
ROOF VENT SOFFIT, CONTINUOUS https://inspectapedia.com/ventilation/Soffit_Vent_Specifications.php
delight take a look, don't hesitate to annotate or to ask farther, and mayhap to mail sketches and photos (one per comment) of your buildings' venting details.
Our cndo is garden manner, with 5 buildings each with 3 attach units. The roofer put new roofs on, including new wood sheath. He installed ridge vents and intake vents around 18 inches in a higher place the gutter. When doing the math, the intake/frazzle surface area ratio is 45%/55%.
As such, the pressure in the units is imbalanced and creating an exagerated stack effect, peculiarly when the furnace is on. You can feel an up cakewalk. Information technology seems like we need more than intake vents, or demand to clog up the exhaust vents. What is the all-time manner t practice this?
@JW, you might discover an inspector who as expertise in woods shingle or shake roof installation among those listed in the EXPERTS DIRECTORY - links are at folio top
I need for a skillful in wood roofing to appraise my situation. My abode owners Clan is demanding that I replace my wood roof I put on in 2003. This is due to some of the shingles curling and a missing crown. This cedar milk shake roof was put on over the old roof without replacing the decking in 2003. I am in need of a unbiased opinion every bit too how I might solve this problem. The home owners Association and the roofing contractors in my area have to close have to close a human relationship for me to be comfortable with their opinion.
@Joanne Rogney,
What A Rat's Nest of a covering problem. Unfortunately seems to me that you need to go your roof fixed before there is more rain and more h2o harm that could plough into an expensive mold contamination too as water impairment problem. I can't imagine your insurance company for the keep repairing damage caused by missing or improper flashing over and over once again.
You may have no choice but to hire someone else to do what's needed and then to collect the cost of that in minor claims court against the original roofer. To do that you lot have to first give them an opportunity to come out and to tell them the state of affairs, merely if they can't come up from which protect the house from farther harm they're creating an insurance and a legal issue for you and for themselves.
Three years ago we had a roof replacement done due to hail harm. Subsequently nosotros had our roof inspected past our home owners insurance company and received an estimate for everything that was to be done. Nosotros hired a roofing contractor that had washed many of our neighbors roofs. Well almost a week ago nosotros noticed water damage on our downstairs ceiling. Nosotros have a fireplace upstairs but everything was dry. We called our present insurance company and they sent their insurance adjuster out to assess the situation.
She gave u.s.a. an estimate and suspected poor or no chimney flashing. They will cover the impairment caused by the flashing but non the repairing of the flashing. Plus we have a $1000.00 deductible. The roof came with a ten year warranty so our insurance visitor told united states of america to get the original roofing company out here to gear up the flashing and award their warranty.
We called iii:times in iv days and spoken to and left letters everytime with their receptionist. Nosotros informed her of the urgency and still no i has gotten dorsum to united states. I pretended to he someone interested in getting quotes for a roof repair on their website and the receptionist called me back immediately.
I informed her who I was and that someone needs to get out here Monday (Of class it's Fri late afternoon) she assured me that they would accept care of us and honor their warranty if in fact something they did or didn't practise acquired the leak. I have a re-create of the original insurance estimate where they included what needed to be repaired or replaced.
These were some of the things listed:
L flashing,
step flashing,
RR flashing and pipage flashing.
My question is what do we do if they refuse to come up and even look at the roof. If it'due south proven to exist the flashing around the chimney and because it was listed on the estimate and under warranty are they obligated to non merely supervene upon or repair the problem but pay for the damages and our deductable?
@Anonymous,
A bit confusing that nosotros'd need to supersede a roof considering of a gutter that's not treatment the outflow of a "dead" valley.
When the roof was replaced yous'd hope that a acme quality impermeable ice-and-water-shield adhesive membrane would have been used to line the whole problem area and also that the size of the valley and downspout were made big-plenty with necessary deflector to exist sure water goes into the gutter rather than shooting past it, and that the downspout gets water away from the edifice.
Use the Add together Image button to postal service a photograph and then that nosotros tin can see what'due south going on.
Give thanks y'all for your quick response!! I will definitely do that for the skylight. There's some other upshot...there'southward a "dead valley" that has been a major issue. The dead valley is in the front of the business firm and there'south a gutter located in that location so it doesn't completely dump into our bloom bed. There has been a leak there for the final five years that'southward why we got our roof replaced (also the walls and floors that the water damaged)... At present bc at that place's an ice/snowfall storm information technology started to leak once more... The roofer said it's due to the ice dams. The roof was installed three months ago...and then I'm curious to is all this leakage a coincidence or faulty roofing repair? Thanks again for all your help.
@Marie Hart,
IMO the roofer may accept been admittedly right to non-use a flashing kit that did not lucifer the type of roof roofing or tiles being installed, merely in that case it sounds every bit if
- the wrong flashing kit was ordered
- the right flashing kit was non ordered and installed - that's what's needed.
Thank you. This is kind of what we have been thinking. Also saw Julie's post on the skylight. The roofer threw away the flashing kit to the new skylight in the trash and told the states that the kit was for s-tiles and it's okay as it's still under warranty except fro leaking!! Can we hold his anxiety to the fire since he didn't get a let til really tardily? Isn't that illegal? Too, I think the crew was illegal workers
@Julie,
Proper installation of flashing at skyights ways that the roof does not leak even during winter storms.
Place the skylight brand and model, get your own copy of the installation specifications, and provide those to your own independent on-roof inspector whom y'all'll ask for a diagnosis of the cause of and cure for the leaks.
Have that dorsum to your original installer.
@jeff,
Jeff:
Almost ice dams on a metal roof,
If the roof does not have adequate soffit intake and ridge exit venting you may indeed see ice dams.
If the prior roof never had an ice dam trouble that suggests the new roof job may be missing something.
But you need an expert on-site inspector (try a habitation inspector from the EXPERTS DIRECTORY found at the summit of these pages or someone similar you find locally) who tin inspect, photograph- and in-text-document the observations, diagnose the problem, and describe the necessary repair.
@Marie Hart,
Your lawyer is needed to sort out contract legalities, only bottom line, starting with the roofer's argument
"information technology was assumed that we as the homeowners were interim equally GC's so nosotros were responsible to make sure the roof was non exposed more than 90 days."
in my opinoin that sure sounds like someone who won't stand behind their work and more, similar a neat case of "blame the victim" for their questionable workmanship.
If the roofer, who now has a taken a large bite of your wallet, won't fix the task so that the roof is both sound and is installed co-ordinate to the specificatiosn of the manufactuers of the products they used, then you lot may demand to hire someone else to do the job right and follow your lawyer's advice about sorting out the costs.
That's a lot of trouble and aggravation for anybody, something you might point out to the roofer would be best for everyone to avert.
Be sure you identify the products used: manufacturer and product name, and then that you tin can yourself go copies of the installation specifications.
Thanks Dan. It is a brand new roof
@Bearding,
A fleck confusing that we'd demand to replace a roof because of a gutter that's non handling the outflow of a "dead" valley.

IMO the roofer may have been absolutely right to non-use a flashing kit that did non match the type of roof roofing or tiles being installed, but in that case it sounds as if

@Julie,
Proper installation of flashing at skyights means that the roof does non leak fifty-fifty during wintertime storms.
Identify the skylight brand and model, become your own copy of the installation specifications, and provide those to your own independent on-roof inspector whom you'll inquire for a diagnosis of the cause of and cure for the leaks.
Take that back to your original installer.
@Jean Stewart,
Jean Stewart:
It's unfortunate when we tin can't avoid a neighbour dispute over problems similar the ane you described, only when encountering a trumpwaller who rock-walls as you describe, there perhaps little choice but to human activity on your own, promptly, to protect your property. Ask your lawyer for advice besides reading what I say below:
If your neighbour is disposing of their h2o onto your property and into our edifice and is not immediately fixing that mistake, and if that were my home, I would at my own expense, after alarm neighbor, hire a contractor to stop the neighbor's water from entering my property, period.
It may be as simple equally removing their piping or plugging it on your holding side.
You may need to step into small claims court for backing.

Hello, we just got our roof replaced but now we are seeing leaks at our skylight and in various rooms. The roofer blamed it on the ice and snowfall storm nosotros recently had. He literally changed the roof three months ago and we had one winter storm. Is it likely that the ice and snow storm impairment the roof and cause water leaks that rapidly?
We contracted with a roofing company that had splendid reviews. We paid 45% of the contract to start as required. They removed all the old tiles and put a cocky-adhering production over the entire roof deck that the new tiles would become over. After it was installed, our brick contractor told united states of america the cocky-adhering product looked actually bad. It wasn't sticking to the roof deck, had many buckles and folds, multiple patches and tears, chalky balance, and it appears the roof deck wasn't cleaned properly earlier the product was stuck down.
Nosotros notified the roofer when it had been on for 61 days that at that place was a problem with this cocky-adhering product. It took him 35 days to finally respond so two more weeks to tell us the self-adhering product had a express exposure time of 90 days (news to us!) and wants us to pay him to put new product downward. He said as we did not rent a general contractor (we had hired a different contractor to do brickwork and painting) that it was assumed that nosotros as the homeowners were interim as GC's and then we were responsible to make sure the roof was not exposed more than xc days. We had really contacted him at 61 days to tell him at that place was a problem with the self-adhering production but and so it took him 35 days to come expect at it and and so he said information technology was our fault as we should accept fabricated the brick guys hurry faster and so the roofer could accept put the tiles on. Nosotros have as well since discovered that in that location are a couple areas where the capsule is sagging (we had water damage) merely the roofer simply put the self-adhesive product over the unabridged roof deck and had told us that there was no damage to any of the sheathing. We just found out today that they pulled the roofing let 45 days after the chore was started. Now the roofer is asking us for $12,000 more for them to put downward new self-adhering product and given how shabby the piece of work has been I don't want them to practice whatsoever more work on our dwelling but we have already paid him way more than money than it would have cost just to remove the tiles which is the only value we have from the roofer now. We're really frustrated as we don't call up it's fair when they put bad product downwardly and did shoddy work that we should take to pay for information technology but we can't but fire them and walk away from the coin we already gave them. Plus, we could never reach them so they caused delays across the brickwork delay. Not sure what we can do. Please help!

If your post-mold-cleanup inspection was thorough so there should exist no mold reservoirs left in the edifice and no ongoing leaks or moisture issues causing mold contamination.
So let'south start past having you review the scope of coverage or thoroughness of the inspection you had, and of course besides consider the professionalism, expertise, thoroughness of the inspector herself too as of the report yous received.
If the report was not thorough then nosotros're both disappointed and more needs to be washed.
Thank you, I did have the mold removed and inspected, so that part is good. Ok, and then if I guess I need to look into finding an independent inspector to justify what needs to exist accomplished.

I'g sorry you got soaked and mold-contaminated; I often warn insurers and contractors that if we exercise not respond immediately to water damage the upshot tin can exist a far far more than-costly cleanup job later.
1. You demand sufficient expert advice to know if it'south safe for people to occupy your home - life/safety/health concerns
2. Y'all demand an independent inspector (not someone who profits from doing the work) to survey, detect the mold, define the scope of repair piece of work needed
3. You need any work is required immediately to protect the building from further harm

I live in a 55 plus condo community. They had a new roof started the week of 9/xiv and stopped at the paper. That weekend a huge storm came and I woke up Mon to many wet spots on my ceiling. The roofer and supplier came out the next twenty-four hour period and agreed that it was faulty paper.
The roofer said it was their fault and would accept intendance of the repairs. Well, virtually 2 months went by with no activity, so I telephone call my insurance visitor as I'k worried I have mold as I accept 2 areas now. They call a mold visitor and yes I have all-encompassing damage. They come out in December and cut the afflicted ceilings and walls. T
he roofer's contractor was supposed to start the next week, but he had sent another proposal with the extra work due to the mold. The roofer said for him not to do any work until instructed to exercise and so. They said they aren't going to pay the actress charges. Today is two/4 and I've now been displaced for 8 weeks living between my children's homes and sleeping on an air mattress. My insurance said I could stay at a hotel but I would have to pay upwardly front end.
On top of that, with COVID equally bad as information technology is, I feel very uncomfortable even doing that. I have also contacted the roofers insurance visitor and they say they are nevertheless waiting for documents from the roofer. It is fast approaching 5 months and I'm tired of all the run around and stress that this has been causing me. I need to know what recourse I tin can accept then I can get back into my condo.
